WHAT IS INCLUDED IN A JANITORIAL SERVICES AGREEMENT

Most agreements are built in three layers, and knowing which is which makes quotes far easier to compare.

• Daily or recurring work: Washrooms, kitchens and break rooms, waste and recycling, floors, entrances and the high-touch surfaces that spread illness fastest.
• Periodic work: Carpet extraction, hard floor stripping and refinishing, high dusting and window cleaning, scheduled a few times a year rather than every visit.
• On-call work: Spills, weather events, post-event clean-up and anything else that cannot be scheduled in advance.

Keeping these separate on the quote is what stops periodic work quietly disappearing into a monthly figure, and it lets you adjust one layer without renegotiating the whole agreement.

WHAT JANITORIAL SERVICES COST

Because a janitorial agreement covers a whole facility rather than a single job, the price follows the three layers described above more closely than it follows floor area. Two buildings of the same size can sit far apart on a quote if one needs its washrooms serviced twice daily and the other needs them once.

• The daily layer of work required: How many times a week the recurring work happens, and how much of the building it reaches. This is the largest single line on most agreements.
• The periodic work: Floor refinishing, carpet extraction and high dusting are priced by area and by how many times a year they are booked, not folded into the monthly figure.
• Washroom and kitchen load: The number of fixtures and how heavily they are used moves the daily figure more than total square footage does.
• What the building is used for: A school, a clinic and a warehouse each have different cleaning standards, operational needs and service requirements, even at identical size.
• Supplies: Whether paper, soap and liners are supplied and tracked by us or handled in-house.

HANDING OVER YOUR FACILITY

Most janitorial agreements begin with a building that is already being cleaned by somebody. That makes the handover the part worth getting right, because the standard should not dip during the changeover.

1. Documenting where the building is now: We walk the facility and record its current condition room by room, so both sides agree on the starting point rather than arguing about it in month two.
2. Building the three layers: Daily, periodic and on-call work are set out separately and priced separately, so you can see what you are buying in each.
3. Meeting the owner who will run it: A local Certified Business Owner takes the building on, and you meet them before the first clean rather than after.
4. Running both standards for the first weeks: The specification is adjusted while the routine settles, since a building always reveals things a walk-through does not.
5. Staying reachable: Your team is contactable directly by phone, email or through the logbook, and scheduled site visits continue for as long as we hold the agreement.
